Using tech to drive conversion

Wireless technology continues to revolutionise the Real Estate industry, with agents able to leverage readily available technology to drive conversion.

But while this technology is available to all agencies and their agents, credibility, trustworthiness and an agent's ability to take advantage of the technology at hand is still paramount to ensure conversion.

First and foremost, wireless and mobile technology allows for a more flexible working environment, there is no need for agents to be tied down to office space and can operate in a way that suits them best.

Industry will contract as data availability increases

According to a recent survey by Lightstone Property, 14% of residential property buyers in 2020 did not physically view the property before the sale, which is double the normal rate compared to 2019.

Much of this was driven by the respective state of lockdown as consumers were kept inside and agents moved their operations online. While the industry was expected to crash during 2020, it rebounded surprisingly well with house prices rising 3.05%.

Despite this, the digitization of the industry has had a negative impact on some agencies in the local industry, with large retrenchments taking place and according to Lightstone, almost 70% of agents admitted their finances were affected.

The agent pool will only get smaller, as the move online continues and access to data grows, and the industry will need to adapt accordingly.

"This was something we always considered when we were setting up our operations," says The Agency's Kyle Leigh.

"We knew then already that the agency pool was going to get smaller and as such, we wanted to ensure we always have the best agents on board, operating in the right areas, and promoting them to be trusted property advisors for life.

"This was a conscious effort to guard against a steadily declining pool of good agents and allow for our clients to have somebody they can lean on whenever necessary."

Trusted property advisors lead the conversation to conversion

In this regard, credible advisors are best able to leverage the technology at their fingertips, with clients more willing to put their faith in an agent they have complete trust in.

The Agency's rental team of Kelly Wells and Karina Esterhuizen recently closed three deals on properties, despite the fact that their clients never stepped foot on the property. Using mobile video walkthroughs, the agents used their knowledge of the properties and their relationship with the landlord - and tenant - to ensure that all parties were happy with the outcome.

While not unheard of in the past, buyers and tenants would seldom be willing to sign without a physical viewing. The recent deals have shown that consumers are not only more trusting of the technology at hand, but more importantly have shown an inherent trust in The Agency's team to deliver honest, credible appraisals of the properties they have been entrusted with.
